Websites · The flagship

Hand-coded custom sites, from $2,500.

One standard of work, four sizes of job. Every build is written and coded by hand, mobile-first, built to pass Core Web Vitals, and instrumented so you can see what it's actually doing. No templates, no page builders, no theme somebody else is also using.

No pitch deck, no obligation, no pressure. If we're not a fit, I'll say so on the call.

The floor

This ships in all four builds.

There's no stripped-down version of the craft here. The tiers differ in scope, not in standard. Whichever one you pick, this is the floor it starts from.

01

Hand-coded

Written by hand and mobile-first, so it loads clean on a phone in a parking lot, not just on your desk.

02

Core Web Vitals

Built to pass. Speed is the cheapest conversion work there is, and it's baked in rather than bolted on later.

03

Readable by AI search

Structured data and an llms.txt file, so the tools people now ask for recommendations can actually read what you do.

04

GA4, wired properly

Real conversion events on calls, forms and bookings. Not a pageview counter you'll never open.

05

Yours outright

You own the domain, the code, and every account we set up. All of it is in your name from day one.

The ladder

Three builds, priced in the open.

Read the not-included line on each one. That's the honest part, and it's usually what tells you which tier the job really is.

$2,500

Sized, not cheapened.

Book 20 Minutes

Signature

$7,500

The one I'd pick for a business that works more than one town.

For service businesses covering multiple Northern California markets, and the right tier before you spend on ads, because the instrumentation is already here.

What's included

  • Everything in Growth, up to 18 pages including 2 to 3 area pages
  • Professional art direction with licensed premium imagery
  • A real design system: type scale, color system, component library, defined motion
  • Conversion instrumentation: tracked call number, event-level GA4, a simple lead dashboard, a written UTM convention
  • A competitive teardown and positioning session
  • Three launch articles, so the site isn't empty and AI search has something to cite
  • Three revision rounds
  • First three months of the Care Plan included

Not included at this tier: a brand identity refresh, custom interactive tools, an accessibility audit.

The anchor engagement

Flagship

$10,000

Sold, not shopped. I take a limited number of these at a time, and I'll tell you honestly if you don't need one.

For multi-location or multi-brand operators, for businesses with a real quoting or booking problem to solve on the page, and for owners whose brand needs a refresh alongside the build.

Book 20 Minutes No pitch deck, no obligation, no pressure. If we're not a fit, I'll say so on the call.

Everything in Signature, plus

  • 20 to 30 pages, or one piece of advanced functionality: client portal, multi-step estimator, multi-location architecture, or a small catalog with checkout at a stated product count
  • Brand refresh where warranted: logo refinement, palette, type system, and a one-page brand usage sheet, scoped honestly as a refresh and not a new identity
  • One custom interactive element: a configurator, an estimator, a before-and-after system, or an interactive service-area map
  • A WCAG 2.2 AA accessibility pass
  • Full attribution: call tracking with recording, CRM pipeline mapped, lead-source dashboard, monthly report template
  • Five launch articles, plus email nurture copy that hands off into Meta lead nurture
  • Two rounds of post-launch iteration on 30-day and 60-day data
  • First six months of the Care Plan, plus priority scheduling

Not included at this tier: open-ended e-commerce, which is quoted separately and never absorbed into the build.

TimelineEight to ten weeks from content-complete SupportSix months Terms40 / 30 / 30 across three milestones

Ownership

You own the site, the domain and every account. If you ever leave, you take all of it with you.

Every account is created in your name and handed to you with the keys. No hostage files, no buyback, no plan you have to keep paying to keep your own website online.

Optional at every tier

Photo and video days

A professional photo or video day is an add-on at any tier, quoted separately from the build. It isn't included anywhere, and I'd rather say that plainly than let you find out at launch.

Shoot days need to be booked at least a month in advance, so if you want one, raise it on the first call and we'll build the timeline around it.

Included at Signature and Flagship

Art direction with licensed imagery

Premium licensed imagery, directed to fit your brand rather than dropped in at random, is what's included at the top two tiers. For a lot of businesses it's the faster and cheaper route to a site that looks the part.

If your work genuinely has to be seen to be sold, we do the shoot. If it doesn't, I'll tell you so and save you the money.

How A Build Runs

Five steps, and you always know which one we're on.

The same sequence every time, whichever tier you pick. The only step that moves a launch date is the third one, and that one is mostly yours.

Step 01

Twenty minutes

The business, the customer, and the one thing the site has to do. If a build isn't the right spend right now, I'll say so.

Step 02

Scope and quote

We land on a tier, in writing, with the page count and the not-included list spelled out. Deposit books the slot.

Step 03

Content-complete

Copy and photos in hand. Every timeline on this page counts from here, so I chase this one with you.

Step 04

Design and build

Layout, then code, then your rounds. You see it on a real link, on your own phone, before anyone else does.

Step 05

Launch and tune

Go live, hand over every account, then watch real traffic and fix what the data says to fix.

Keeping it running

Two plans. Month to month.

A site is a living thing. These keep it fast, current and getting read. Both are optional, both are month to month, and you own the site either way.

Website Care Plan

$195/mo

The maintenance layer, so nothing quietly breaks while you're working.

  • Updates and backups
  • Monitoring and uptime
  • Minor content changes

Both plans run month to month. Start or stop any time. Signature includes the first three months of Care, and Flagship includes the first six.

Common Questions

Website questions, answered.

What does a custom website actually cost?

There are four builds and all four prices are on this page: $2,500 Launch, $5,000 Growth, $7,500 Signature, and $10,000 Flagship. Most builds land at Growth. The price you see is the price of the build described next to it. If your job needs something outside that scope, I quote it separately instead of quietly folding it in.

Which tier should I pick?

Read the not-included line under each one, because that's what actually decides it. Launch fits an owner who already has real photos and copy. Growth is the jump where I write the copy and you approve it. Signature is for a business working more than one town, and it's the right tier before you spend on ads, because the instrumentation is already there. Flagship is an anchor engagement, and I'll tell you honestly if you don't need one.

How long does a build take?

Two weeks for Launch, three to four for Growth, five to six for Signature, and eight to ten for Flagship. Every one of those is measured from content-complete, which means the copy and photos are in hand. That date is the one thing that moves a timeline, so we set it early and I chase it with you.

Do I really own the site?

Yes. You own the site, the domain and every account. If you ever leave, you take all of it with you. Nothing is held hostage on a monthly plan, and there's no version of this where you have to buy your own work back.

Do you shoot photo and video?

Professional photo and video days are an optional add-on at every tier, quoted separately, and they need to be booked at least a month in advance. A shoot isn't included in any tier. What's included at Signature and Flagship is art direction with licensed premium imagery, which is often the faster and cheaper way to get a site looking right.

Is there a contract on the monthly plans?

Both website plans run month to month, and you can start or stop either one at any time. The Website Care Plan is $195 a month and the Growth Plan is $395 a month. Signature includes the first three months of the Care Plan and Flagship includes the first six. Media placements run differently: publication programs carry a term we agree to up front, because presence is built by repetition.

Let's build the one they choose.

The peak isn't louder than the valley. It's just standing where the light lands first. Twenty minutes tells us which build you actually need, and whether you need one at all.
